Home Buying Process (Buyers)

 

Step 1:

Start your research early as soon as you can, get familiar with online Real Estate Sites, start searching homes that fit the criteria you are looking for, look, location, etc.

Step 2:

Determine how much you can afford – Get a pre approval, ask you’re local REALTOR® for recommendations on Mortgage Specialists & set the appointment.

Step 3:

Find you’re REALTOR® – Real estate agents are important partners when you’re buying or selling a home, with this being one of the biggest investments in you’re life you want to be sure you are working with the right person. Real estate agents can provide you with helpful information on homes and neighborhoods. Their knowledge of the home buying process, negotiating skills, and familiarity with the area you want to live in can be extremely valuable. And best of all, it does’t cost you anything to use an agent – they’re compensated from the commission paid by the seller of the house. They can also show you ANY house on the MLS – is does not have to be listed through them or their company.

Step 4:

Find you’re ‘Home’ and Make an Offer
Once you have found the ‘One’ it is time to make an offer, you’re REALTOR® will review the offer with you step by step and explain the condition period process once accepted.

Step 5:

Home Inspection
Typically, purchase offers are contingent on a home inspection of the property to check for signs of structural damage or things that may need fixing. Your real estate agent usually will help you arrange to have this inspection conducted within a few days of your offer being accepted by the seller. You will receive a detailed report of the property for you to review and discuss future steps with you’re REALTOR® on how to proceed.

Step 6:

Work with a Mortgage Specialist
Once accepted, you’re acting mortgage specialist will help obtain financing approval for you during the condition period, where they will discuss you’re mortgage or loan details & additional financing information.

Step 7:

Have A Water Test
If you are buying a property with a well a water test is a must to determine the quality & quantity of the properties well. You’re REALTOR® will review the different options for water testing & inform you of what to look for.

Step 8:

Ensure you qualify for Home Owners Insurance You need to be able to qualify for Home Owners insurance when purchasing a home, during the condition period you’re REALTOR® will ensure that you have obtained that by receiving a letter of insurability from the insurance company of you’re choice. This is a simple phone call reviewing the properties details & you’re information.

Step 9:

Provide a deposit – During the condition period you will need to provide a deposit, this comes off the principal of the sale, you’re REALTOR® will review the amount needed & details regarding it during the offer process.

Step 10:

Confirm the deal – Once all conditions are met & satisfied by the buyer & seller you are ready to confirm SOLD, this is a very happy day as all the hard work, research & time put in can be celebrated, you are one step closer to the final day. Once confirmed it is smooth sailing to you’re closing date
