Step 1 :
You have decided to sell, now what? – Choose a REALTOR® in the area that suits you & who you feel will get the job done. Invite them over for an initial property tour, inform them of any renovation or upgrades that have been done since you’re ownership, discuss you’re thoughts & ideas regarding the sale of you’re home.
Step 2:
Determine a List price – You’re REALTOR® will do a comparable market analysis to determine a list price by searching for current comparable active listings & comparable properties that have SOLD within a certain time frame, once you have reviewed then a price is determined.
Step 3:
Get you’re home market ready – This includes de-cluttering any rooms in you’re home, neutralizing paint colours, de-personalizing a bit, cleaning & finishing or fixing anything in you’re home that requires it. Plant flowers or shrubs to make you’re home feel & look bright & inviting.
Step 4:
Congrats you are listed, to make things easier for you, try and maintain a clean & inviting living space, showings can be random and last minute, so avoid the headache and be ready.
Step 5:
For showings you want to ensure the potential buyer feels right at home, keep all you’re lights on so its bright as soon as they walk in, in the winter light a fire, keep the home warm & cozy, maintain walkways & ensure the driveway is always plowed.
Make sure to mow you’re lawn, keep you’re garden beds clean & always have the home smelling good.
